What this business actually does

The core of the work is hot water. Installing it, repairing it, and replacing it on the day a cylinder finally lets go. Around that sits the ordinary plumbing a Perth house needs — blocked drains, burst and pin-holed pipes, dripping taps and running cisterns — plus the gas fitting side, because most hot water changeovers in this city touch a gas line.

Why Perth is hard on hot water systems

Perth scheme water is hard. It carries enough dissolved calcium and magnesium that scale builds on an electric element and settles as sediment in the base of a storage cylinder. The practical effects are predictable: elements burn out earlier than the brochure suggests, sacrificial anodes are consumed faster, and a tank that is never drained develops a sludge layer that insulates the element from the water it is meant to heat.

None of that is a reason to panic. It is a reason to expect a replacement anode somewhere around the middle of a tank's life, and to treat an eight-year-old electric storage unit as an appliance in its second half rather than its first. Gas, electric or heat pump

Most of the established Perth metro is on reticulated natural gas, and that shapes what makes sense. On a gas-connected street the default is a continuous flow unit on an external wall or a gas storage tank, both of which run cheaper than electric resistance heating. On blocks with no mains gas — parts of the outer north and some newer estates — the realistic options are an electric storage tank or a heat pump, and the heat pump is usually the better ten-year spend despite the higher purchase price.

Drains, tree roots and sandy ground

Perth has two conditions that pull in opposite directions. The first is tree roots. In established suburbs — Mount Lawley, Bayswater, Fremantle, older parts of Victoria Park — the sewer laterals are often vitrified clay laid in short sections with mortar or rubber-ring joints. Fig, poplar, jacaranda and liquidambar roots find those joints, and once they are in, the blockage comes back on a cycle. Clearing it with an eel buys months. Jetting and a CCTV survey tells you whether the pipe needs relining or replacing.

The second is the soil. Most of the coastal plain is Bassendean or Spearwood sand, which is genuinely easy to dig. Where a repair does need excavation, a sand site is a far shorter and cheaper job than the clay you would be fighting on the eastern seaboard. That works in your favour on leak detection and burst pipe repairs.

Gas work is a separate licence

In Western Australia, gas fitting is licensed separately from plumbing. A person who is licensed to run your water is not automatically permitted to touch your gas. That matters on a changeover, because swapping an electric unit for a gas one is two trades' worth of work. We arrange both so the job is not left half finished waiting on a second booking.

If you can smell gas, do not wait for a booking. Turn the appliance off, open the doors and windows, do not operate switches, and if the smell is strong, leave and call from outside. The gas leak page sets out what happens next.

Do I need a licensed plumber for work in Western Australia?

For almost all water supply, sanitary and drainage work in WA, yes. The state requires plumbing work to be carried out by a licensed plumbing contractor or a tradesperson working under one, and gas fitting work must be carried out by a licensed gas fitter. Ask to see the licence and keep the compliance paperwork you are given after the job.

How quickly can someone get to me?

It depends where you are and what has failed. A total loss of hot water, an active leak or a suspected gas leak is treated as urgent and we try to get someone out the same day. Routine work such as a tap washer or a planned changeover is usually booked within a few days. Call early in the day for the best chance of a same-day slot.
