Same-Day Changeover When the Tank Has Gone

A split cylinder is not a repair job. It is a removal and a replacement, and the clock starts when you isolate it.

First, stop the water

The single most useful thing you can do is isolate the unit. There is a valve on the cold water inlet at the top of a storage cylinder — turn it off and the tank stops refilling as fast as it leaks. If you cannot find it, shut the main at the meter.

Then kill the energy source. Electric units have an isolation switch nearby or a dedicated breaker at the switchboard. Gas storage units have a gas isolation valve at the appliance. An element firing in a tank that has lost its water will destroy itself in minutes, and a gas burner under a compromised cylinder is not something to leave running.

If water is pooling anywhere near power outlets, a switchboard or an extension lead, treat it as an electrical hazard and stay out of it.

What a same-day changeover looks like

The call comes in, we establish what you have from the data plate, and we check availability with the Perth suppliers. If a comparable unit is on the shelf and the job is a straight swap, someone can usually be there the same day.

On site it is drain, disconnect, remove, set, reconnect, refill, purge and test. The old cylinder leaves with the installer. Compliance items get caught up in the process — a tempering valve if the old unit had none, a proper relief valve drain line, a sound base instead of a rusted stand.

What does not happen same day: running a new gas line, switching from electric to gas, adding a heat pump that needs a new circuit, or pouring a new pad. Those are the jobs where an honest answer is "tomorrow, and here is how we get you through tonight".

When it is not actually the tank

Worth ruling out before you commit to a replacement. Water under the unit can come from the relief valve drain doing its job, from a failed union or flexible connector, from the tempering valve, or from a pipe in the wall behind. A relief valve that weeps during the heating cycle is normal. One that runs constantly is a valve or a mains pressure problem, both of which are cheap compared to a new cylinder.

If the leak is somewhere in the house rather than at the heater, leak detection is the right starting point, and a failed pipe is covered under burst pipes.

Choosing under time pressure

The temptation is to replace like with like and get the showers back. Sometimes that is right. Three questions that take two minutes and often change the answer:

Is there a gas meter at the property? If yes and the dead unit was electric, the running cost difference over the next decade is significant enough to consider waiting a day.

Did the old unit run out of hot water regularly? If yes, size up now — you will not want to do this again in three years.

Was it in a bad spot, badly exposed, or sitting on a stand that has rusted through? Fixing that while everything is disconnected is far cheaper than fixing it later.

Frequently asked questions

My hot water tank is leaking — what do I do right now?

Turn off the water supply to the unit at the isolating valve on the cold inlet. Switch off the power at the isolation switch or the circuit breaker if it is electric, or turn the gas off at the appliance if it is gas. Then call. Do not try to drain it into a garden bed near footings, and keep the area clear if water is near electrical outlets.

Can you really replace it the same day?

Often, but not always, and it depends on three things: what time you call, whether a matching unit is in stock at a Perth supplier, and whether the job is a straight swap or needs gas, electrical or base work. A like-for-like storage unit swap booked before midday is the best case. A fuel changeover almost never happens same day.

Should I just buy the same model again?

Not automatically. If the old unit was electric and the property has mains gas, a changeover may be worth the extra day. If the old unit was undersized and you spent ten years running out of hot water, size up. If it was in a bad position, moving it is cheaper to do now than later. A rushed like-for-like is the right call about half the time.

Is there an after-hours call-out fee?

Work outside normal business hours costs more than work inside them — that is true of every trade. You will be told the call-out basis before anyone is dispatched, not after. If the situation can be made safe by isolating the unit and booking first thing the next morning, we will say so rather than charge you for the urgency.
