What Joondalup houses run
Joondalup was built as a planned regional centre from the late 1980s onward, and the housing around it — Currambine, Connolly, Edgewater, Heathridge, Beldon, Kingsley, Woodvale — follows that timeline. It is brick-and-tile suburbia of the late eighties through the 2000s, mostly on reticulated natural gas.
That makes the decision simple for most households. Gas continuous flow on an external wall, or gas storage if that is what is already there and the space suits it. Resistance electric is the expensive option to run when there is a gas meter twenty metres away.

Because the housing stock is a consistent age, the units in it are too. A house built in 1994 is on its second or third hot water system now. That is mostly good news: the connections are modern, the tempering valve is usually already there, and the base or wall bracket is generally sound.

Near the coast, salt-laden afternoon sea breeze corrodes hot water casings, brackets and flue terminals faster than it does inland — a unit on a west-facing wall in Ocean Reef will not last as long as the same unit in Kingsley.
