Two coastlines, one suburb
Mandurah sits where the Peel-Harvey estuary meets the Indian Ocean, and that geography is the single most useful thing to know about hot water here.
Ordinary coastal suburbs have one exposed side. Mandurah has two. A property in Halls Head takes ocean salt from the west. A canal-front home on the estuary takes salt-laden air off the water on a frontage that would be the sheltered side anywhere else. Streets near the estuary mouth get it from both directions.
What that attacks is the outside of the equipment — casings, mounting brackets, flue terminals on gas units, and the fin coils on heat pumps. The tank internals are untouched by salt; they are dealing with Perth's hard scheme water instead.

Household size changes the right answer
Mandurah has a high proportion of retiree and smaller households, and that matters more than people assume.
A storage cylinder loses heat through its wall continuously, whether or not anyone uses the water. Carrying 315 litres at temperature for a two-person household means paying to keep water hot that nobody showers in. Downsizing a tank at replacement, or moving to a continuous flow unit that only heats what is drawn, is a real saving for a small household.
The opposite applies to holiday and short-stay properties, which sit empty for weeks and then take six people at once. For those, continuous flow is usually the better fit than storage for the same reason in reverse.
Gas coverage and the alternatives
Much of Mandurah is on reticulated natural gas, and gas continuous flow and gas storage are common. Coverage is not universal across the outer areas and the rural fringe, where all-electric and bottled LPG properties are more frequent.
Where there is no mains gas, heat pump against electric storage is the comparison, and the mild Peel climate suits a heat pump well — it is extracting heat from air that is rarely genuinely cold. Travel is the real constraint
This is the furthest point in our coverage. An hour down the freeway each way is the reality, and it shapes what is possible.
Call early in the day for any chance of same-day attendance. Say clearly whether the unit has failed completely, is leaking, or is simply not performing — that is what decides priority. If a cylinder has split, isolate the water and the energy supply first and read emergency replacement before anyone arrives.
