Two different Rockinghams

The older coastal sections — Rockingham Beach, Shoalwater, Safety Bay, Waikiki — were built from the 1960s and 1970s, originally as a mix of holiday housing and permanent homes. Those properties are where you find older gas storage cylinders on rusted stands, relief valve drain lines that discharge somewhere they should not, and no tempering valve. A changeover there usually includes some compliance catch-up.
Inland and to the south, the newer estates from the 2000s onward are a different job entirely. Modern connections, a tempering valve already fitted, a sound base, and a straight two-to-three-hour swap.
Salt off Cockburn Sound
Rockingham sits on Cockburn Sound with Garden Island offshore, and the sea breeze comes in across water most summer afternoons. The salt load on the foreshore streets is significant.
What it attacks is the outside of the unit: the casing, the mounting brackets, the flue terminal on a gas unit, and the fin coil on a heat pump. The tank internals do not care about salt — they care about Perth's hard water, which is a separate problem.
So the fix is external. Site the unit out of direct western exposure where the block allows. Use fixings appropriate to a coastal site rather than whatever is in the van. Keep the base sound. And rinse the casing occasionally, which sounds trivial and demonstrably helps.
